NOTICE OF REQUEST FOR PROPOSALS

Notice is hereby given, that the LaGrange County Regional Utility District (the “District”), will receive proposals to lease approximately 2,700 sq. feet of office space located at the District’s office building at 2575 North State Road 9, LaGrange, IN 46761 (the “Premises”). 

The District will evaluate proposals on the following criteria (i) Rent, (ii) Term of Lease (length in years or months), (iii) Proposed Use of Space and buildout, (iv) Compatibility with District Operations, (v) Operational Requirements and Utilities Required, (vi) Need for Parking, (vii) Number of Employees, (viii) Community Impact, (ix) Financial Responsibility, and (x) Other Terms & Conditions in Proposal. The above criteria are listed and ranked by their priority.

The Premises may not be leased to a person who is ineligible under Indiana Code § 36-1-11-16. A Proposal submitted by a trust (as defined in Indiana Code § 30-4-1-1(a)) must identify each beneficiary of the trust and each settlor empowered to revoke or modify the trust.

The District may conduct discussions with the offerors for the purpose of clarification to assure full understanding of, and responsiveness to, this Request for Proposals, and District may make a final determination before the final due date for bids to be received. 

Proposals may be sent by mail to the LaGrange County Regional Utility District; c/o Adam Sams, PO Box 270, LaGrange, IN 46761 or be delivered in person at 2575 North State Road 9, LaGrange, IN, until 3:00 p.m. (Local Time) on May 21st, 2024.  Proposals received after such date and time may be rejected. 

The District reserves the right to reject any and all proposals, solicitations and/or offers in whole or in part as specified in the solicitation when it is not in the best interests of the District, as determined by the District.  Public access to a submitted Proposal shall be determined by the District in accordance with the provisions of IC 5-23-7.

Offerors shall be accorded fair and equal treatment with respect to any opportunity for discussion and revisions of Proposals.
